As far as I know you have to invite principal. And schmooze and feed him a good meal and have nice things in each room for tour. You can use pause button a lot . I first take him on tour while the best cook cooks a meal. After tour I call him for dinner. Schmoozing happens a bit there as well. Then when he is finished start schmoozing. Keep changing subjects. He gets bored easily. Ps. If he likes a room he will clap and whistle. But remember to have the pause button ready. Click on another room and select show room and wait for him to come.

Yep; but be careful; quite a few people have problems getting him back out again if he gets in! Make sure you're almost there for points if you go for this so the hot tub pushed the points over.
Another thing you can do, if your sims ar rather poor, is buy the most expensive painting you can afford, and then when you are doing the house tour, keep moving it to the next room he is going to visit. It worked for me, anyway when my legacy sims were basically living in a three room hovel!
Wow great idea! I never thought of that. I usually never give my guy a tour cos he just says 'its not a very suitable environment for children' so I usually just end up non-stop schmoozing
